LOCATION:
Western Washington State, western Jefferson County. Eleven miles from the Olympic National Park and the Pacific Ocean. These properties are located inland from the Pacific Ocean less than fifteen miles as the Crow flies and in the foothills of the Olympic mountains. The Hoh River valley is part of the vast forest that stretches from the Pacific Ocean, eastward into the Olympic National Park and beyond. These parcels are part of this forest and are on the western bank of the wild, beautiful, and scenic Hoh River. They are on that portion downstream from the Highway 101 bridge, generally referred to as the Lower Hoh River.
DESCRIPTION:
The acreage for sale consists of three parcels, lots #7, #8 and #9 of the Hoh River Park Estates, which is a small group of twelve parcels.
Parcel #7 is 5.2 acres (m/l) and is heavily forested, has an high but easily accessible bank, and is an excellent site for building a hunting lodge, fishing cabin, or your retirement home and has about 190 feet on the river.

Parcel #9 is 5.0 acres (m/l) and is thickly forested with conifer and deciduous trees, a 24' x 20' well built cabin with loft space already in place, (with a new 50 year asphalt roof), a wood burning stove, and has about 220 feet of river frontage with an easily accessible bank.

These thickly forested acreages have the typical moss draped forest trees of the Olympic temperate Rain forest. These trees include the Sitka Spruce, Douglas Fir, Western Hemlock and Western Red Cedar, Black Cottonwood, Big Leaf and Vine Maple, Red Alder, Cascara, and the Pacific Dogwood. Many varieties of ferns, mushrooms, mosses, wildflowers, and a host of wild berries grow abundantly on the forest floor.
The deep rich forest soil can easily be converted into great garden soil. The temperate climate allows many vegetables to be grown, some nearly year around. Grains, berries, fruit and nut trees thrive here. With a good greenhouse the possibilities are endless.
These properties are a good investment too, because very few properties are available for sale in the valley. And no more this size or smaller will be allowed to be made by sub-dividing larger properties. This property can be built upon, and the perk will pass easily. Electrical power and an excellent telephone service is available nearby. Water supply is by private well. GENERAL USAGE INFORMATION:
1. Own your own private campgrounds.
Pitch your tent, stay in your own hunting and fishing cabin, or park your RV or Motor Home. Either of these five acre parcels offers excellent camping with your family and friends. Nights spent together around a warm wood burning stove planning tomorrows adventure, or gathered around the warm crackling campfire talking or singing will bring back fond memories years later. Standing in a still forest glen, listening to the sounds of the night on a warm clear summer night and looking up at the stars is quite an experience not soon forgotten. The stars are so big and bright that you just know that you could reach up and grab a few, if you wanted to.
2. Build a home, or a private hunting lodge on parcels #7 or #8.
Design and build your own log home or conventional home in the forest. Or build a splendid stone and timber framed private hunting lodge. Several excellent building sites are available on either parcel. Buy the land and build now, or build later.
Or buy a cabin already built with a purchase of parcel #9.
3. General temperature conditions.
The yearly temperatures are moderated by the ocean currents in the Pacific. Winter temperatures rarely go below 20 degrees Fahrenheit, and are usually in the forties during the day and in the thirties at night. When it does get cold and snow falls, the snow rarely remains on the ground for longer than a week to ten days. Summer temperatures seldom exceed 80 degrees Fahrenheit, and are usually in the mid seventies.
And for those occasional hot summer days, one can go down to the river's edge, sit on a big log, and enjoy a cool breeze that is usually flowing up the river from the Pacific Ocean.
4.Game and fish.
Roosevelt Elk, Black tailed Deer, and a variety of smaller animals visit the property regularly. Great fishing off the waterfront of each parcel includes Wild Steelhead, Sea-Run Cutthroat Trout, King Salmon, and Silver/Coho Salmon.
Hawks, Falcons, Owls, Golden and Bald eagles are some of larger species of birds to be found here.
5. The Hoh River Valley.
The Hoh River starts its journey high in the glaciers on top of Mt. Olympus which is one of the tallest mountain peaks near the middle of the Olympic National Park. The river flows through this big wild forested mountainous park and then through the forested valley on its way to the Pacific Ocean. The waters of the wild and scenic Hoh River are cold, clean, and swiftly moving. The valley is somewhat narrow higher in the mountains and then broadens out as the river nears the Pacific Ocean. The entire valley is heavily forested and is laced with game trails and foot paths.
AVAILABILITY OF UTILITIES:
Electrical power is less than 600 feet from the western edge of either of these lots.
Phone service by wire is less than 600 feet from the western edge of either of these lots.
Cellphone reception is excellent anywhere on any lot.
Water is by private well on each lot. Wells are not installed.
Wells in the general area are usually less than 150 feet deep and produce lots of good water.
RECREATIONAL OPPORTUNITIES:
The area offers many recreational opportunities for those harried escapees from the cities. The nearby Olympic National Park, one of the nation's largest, offers an abundance of activities, including a chance to explore the Pacific Ocean beaches or explore and savor the wild mountain forests with it's many miles of hiking trails. Or you may wish to photograph a rushing mountain waterfalls or take some rare or treasured photographs of nature in action.
Other pursuits include hiking, fishing, canoeing, river rafting, exploring, photography, soaking in a hot spring, or seeking a quiet place and time for solitude.
Because these properties are located only about eleven miles from the Pacific Ocean beaches, surf fishing, surfing, scuba diving, beachcombing, and ocean beach hiking top the list of activities here.
In season, this area boosts of great Elk, Deer, and Cougar hunting. Each year the elk and deer will gather during the winter in the lowlands of the Hoh River valley. From time to time, these properties sometimes becomes part of their winter feeding grounds.
The Hoh River also has some of the greatest fishing in the country. World Class Winter Steelhead and Salmon offer a challenge to catch them and this river is noted for having plenty of both.
FOLKS:
The nearby village of Forks (20 minutes away) has a variety of shops, supermarkets, pizza and burgers, gas, fishing guides, fishing equipment and supplies, hunting and outdoor supplies. And a fine community hospital.
The Olympic National Park Information Center is also located in Forks.
In addition, Folks technical infrastructure, which includes DSL, video conferencing, and a soon-to-be completed redundant fiber-optic network helps this rural community attract information-based jobs. Already it is attracting a new breed of highly skilled telecommuting workers.
